Over the last couple of weeks, I’ve taken a few phone calls that all circled the same question, so I thought it was worth talking through. People are using AI for all kinds of things now, and some are even using it to check property values or to find homes for sale. It’s a smart instinct, but there’s something everyone should understand about where home information actually lives today.
There used to be one source. Now there are many. It used to be simple. There was a single source of information, the MLS, the multiple listing service, and agents had access to it and shared it with their buyers and sellers. Then came the portals, Movoto, Zillow, Homes.com, Realtor.com, and now the large language models on top of that, ChatGPT and Gemini, and all the others.
What’s happened is that the information is spread across a bunch of different places and a bunch of different sites. On top of that, there are companies using pre-marketing and off-market opportunities for their listings, homes that never show up in the obvious places at all.
No single tool sees everything anymore. Here’s the practical problem that creates. It’s become very hard for any one person, or any one tool, to see everything that’s for sale, or to see all the comparable sales you’d need to get a genuinely good estimate of what a home is worth. Each source shows you a slice.
AI can only work with what it can reach, the portals only show what’s been fed to them, and none of them catch the pre-market and off-market inventory moving quietly in the background. You can pull up an answer in seconds now, but it’s an answer built on partial information.

An algorithm can estimate a number. It can’t see the real competition your home is up against on the day it hits the market, and that competition is what sets the price.
